MOST EXPENSIVE NEBRASKA FARM HITS MARKET FOR $34 MILLION, HAS 44 PIVOTS

Hall and Hall, the largest full-service ranch brokerage in America, has just listed Zeman Ranch near Bassett, Nebraska for $34 million. The property offers a secure investment in 10,343 deeded acres of prime Nebraska farm and ranchland. It includes 5,640 center pivot irrigated acres supported by the world's second-largest aquifer.

The balance of over 4,700 acres includes outstanding improvements, lush grass and hay utilization and crop aftermath for 2,300 cows/calf pairs, and a 2,500 head open-air feeding facility. "Zeman Ranch is a large cattle operation that includes 44 pivots all diesel powered," said Hall and Hall Broker Tom Metzger. "These irrigate approximately 5,640 acres which include irrigated pasture, crop, and feed. The ranch also includes an open-air feeding facility, processing facilities, barns, corrals and way above average improvements including a highly improved ranch headquarters."

Corn yields average 180-200 bushel, and beans 65-70 bushels. Alfalfa will typically produce 4-5 cuttings per season with yields exceeding seven tons per acre. Cropland soils consist mainly of Valentine soils as well as the grasslands. More than 50 miles of new five wire fence with steel corners and swinging gates have been installed since 2007. All of the pivots have a water line and stock tanks that make them suitable for summer or winter grazing.
